The current certified plan for One45 for Harlem has been significantly improved from the 2021 proposal, particularly in terms of housing and community benefits. The updates reflect responsiveness to community feedback and changing needs.
- Increased total residential units from 866 to 968, adding over 100 new homes.
- Growth in permanently affordable units from 261 to 291, maintaining deep affordability across various MIH bands.
- Addition of a 23,000 square foot community facility (TN45), a technovation center and CBO hub, including an 8,000 square foot outdoor space.
- Expanded family-size housing to up to 30% of all units being two and three bedrooms, nearly double the typical ratio in new developments.
- Removal of previously proposed museum and office space components.
