Council Member Yusef Salaam expresses concern about the high percentage of studio and one-bedroom apartments in the proposed development, emphasizing the need for family-sized units in the community. Developer Bruce Teitelbaum responds by explaining the changes made to increase the number of larger units and the considerations involved in unit mix planning.

  • The original proposal included 230 family-size units, which has been increased by almost 20-25%.
  • Teitelbaum notes that the number of two and three-bedroom units proposed is atypical and higher than most new developments across the city.
  • The developer agrees to review the unit mix again to see if further adjustments can be made to address the council member's concerns.

I wanna move to the unit mix and family size units.
0:45:52
The proposal before us has 70% of the units as studio or one bedroom apartments, and I wanna echo really what our chairman has said regarding being against, you know, studio and one bedrooms because, of course, not from the mere fact that I'm I'm a family man, but we really are a community that has family in mind.

Mhmm.
0:46:17
Right?
Yusef Salaam
0:46:19
This is a major concern, as you can imagine, for me and for the community board and the families in my community.
0:46:28
Why are there so few two and three bedroom units being proposed, and is your team willing to add more?
Bruce Teitelbaum
0:46:35
Yes.
0:46:35
So I want to we're we're mindful of those concerns as well.
0:46:40
So just just for history sake, the original proposal that we made was included about 230 family size units.
0:46:49
We've increased that dramatically by almost 20%.
0:46:55
And in fact, the target that we have now would increase that probably to 25%.
0:47:01
The number of two and three family size units that we propose to put into the building is atypical of what new developments typically would do.
0:47:11
So the first point is is that a, we heard you, b, we've increased the number of family size units since the first program, three, the number of two and three family size units in the building now are atypical of what any other development would do across the city.
0:47:26
And lastly, we also have to be mindful of what we can rent.
0:47:28
Now, I understand that there's a need and this is a family size community that that there's it's important to have family size units, but we also have to then, you know, carefully map out what we think is marketable and what we can rent.
0:47:41
It's it's a complicated sort of plan, but we've looked at it.
0:47:45
We've increased the number.
0:47:46
We're we're cognizant of the need to build apartments and homes for families.
0:47:51
Yes, councilman.
0:47:52
I'll go back, see if we can sharpen our pencil, look at this more carefully.
0:47:56
Yes, I will.
Yusef Salaam
0:47:57
Thank you.
