Bruce, in response to the question regarding the environmental impacts, yes, we did disclose the potential for impacts on the open space, and that is because we are introducing new populations to the area.

And therefore, we based on the current inventory in the area, we noted that there could be additional demand.

In the disclosure of that, we have been working with the Parks Department to identify the potential for where we can make improvements, either through the addition of additional on-site open space or through the improvement of existing inventory, and I believe that that is still an ongoing conversation, although we've had many conversations related to programming as well as the improvements of ball fields, as well as the improvements to programming and lighting in the area.

At this point, it is still being discussed, and I would leave it back to Bruce to have those further commitments with the parks department as well.
