The project proposes four specific land use actions to facilitate the redevelopment of the site. These actions are designed to allow for the proposed mixed-use development and improve the site's functionality.
- Zoning map amendment: Change the zoning from C8-3 and R7-2/C1-4 to C4-6.
- Zoning text amendment: Add the area to the Mandatory Inclusionary Housing (MIH) program.
- Special permit: Allow a rooftop gathering space in the Lenox Avenue tower.
- Certification: Approve two curb cuts on 144th Street for loading and underground parking, while removing 10 curb cuts on 145th Street to improve traffic flow and pedestrian safety.
