The project proposes changing the zoning to C4-6, which is more appropriate for the area given its access to public transportation and nearby highways. This zoning change will allow for increased density and the inclusion of affordable housing.
- The proposed C4-6 zoning with Mandatory Inclusionary Housing (MIH) will enable more density to support both market-rate and affordable housing.
- Allowable Floor Area Ratios (FAR) under C4-6 zoning: Residential up to 12 with MIH, community facility 10, and commercial 3.4.
- Current zoning allows no residential development on most of the site and only 40,000 square feet on the R7-2 section, with no affordable housing requirement.
