As we all know, it means that everything else becomes unaffordable too from coffee to child care as I know too well.

I'm pardoned by tonight's consensus that should be reformed, and I support Anne Marie's recommendation to streamline the process, accepting community inputs but doing so more quickly, ultimately bringing down costs.
