The presentation provides an overview of the site's current zoning, surrounding context, and rationale for the proposed rezoning. The area features varied zoning districts and good transportation access.
- Current site is divided between R6B and R5B districts
- Proposed R6A district would connect with existing R6A to the northwest
- 30th Avenue is 80 feet wide, suitable for increased density
- Nearby amenities include the Astoria ferry terminal and various transportation options

I'll now just briefly go over some of the site maps as well as photos, and then Michael will just detail some of the project architecture.

The next slide is the zoning map.

Which as you can see in terms of the subject site currently is divided between R6bandR5b districts.

To note though, there is an r 6a district immediately to the northwest of the site.

And the proposed rezoning would allow the lots along this intersection to join up with that existing R 6a given r 6a context to the entirety of this area.

There are also, as you can see, commercial overlays along 30th 30th Avenue, which would also tie in well to the project site as we would continue the commercial corridor.
