Council Member Kevin C. Riley discusses the need for affordable housing in the Bronx, focusing on unit sizes and Area Median Income (AMI) requirements. He emphasizes the importance of having more 2 and 3 bedroom apartments and ensuring that the housing is truly affordable for local residents.
- Riley requests that the administration require more 2 and 3 bedroom apartments instead of studios
- He argues that 60% AMI is too high for the area, suggesting 40% AMI or lower would be more appropriate
- Paul Philps from the Department of City Planning agrees to relay this information to HPD for consideration

And really wanna thank you for the outreach you've been doing in our communities as well.

We really appreciate the workshops that we've been hosting in collaboration with our land use team really I appreciate it.
0:26:53
As I mentioned in my opening remarks, the Bronx is open to new development, and we need more affordable apartments for our families.
0:27:01
But we need more housing for families, and housing that families can actually afford.
0:27:05
So with that being said, for the affordable housing that will be created, can the administration require more 2 and 3 bedroom apartments opposed to studios?
Paul Philps
0:27:19
So thank you for that comment.
0:27:21
We certainly appreciate and hear the need for larger apartments, 2 or 3 bedrooms.
0:27:26
And certainly, we'll take that information back to HPD to consider as new development comes online.
0:27:33
As part of the proposal.

How would the city ensure that the affordable housing will actually be affordable because 60% AMI which is approximately 93, 004, family of 4 is well above the medium income for this part of the Bronx.
0:27:48
The affordable housing has to be at least 40% AMI or lower for it to be actual affordable.
0:27:54
40% AMI for a family of 4 is approximately about $62, 000.
Paul Philps
0:28:04
