Council Member Lynn Schulman inquires about the proportion of mechanical space versus usable space in the new MSK Pavilion. Rob Masters from Cannon Design provides details on the building's layout and space allocation.
- Schulman notes that mechanical space often makes a large portion of hospital buildings unusable
- Masters refers to a graphic depiction showing how mechanical space is distributed in the building
- The mechanical floors account for 20% of the building's stories
- Over 50% of the building's height is dedicated to mechanical space

So, my question, I used to In a previous life, I worked in a city hospital.
1:20:37
So I understand that looks like a behemoth on the outside, but the mechanical space makes it very most of the space unusable.
1:20:43
Can you tell us the percentage of mechanical versus usable space in in the hospital?
Rob Masters
1:20:50
Sure.
1:20:50
And we actually we have a a graphic depiction that is a a slide following the the last slide in the deck in the appendix section that if we could pull that up It actually restacks the building to to speak exactly to that point.
1:21:08
If you get advanced to the next there you go.
1:21:13
Perfect.
1:21:14
So when I was presenting the building earlier, I talked about the individual floors and the and the mechanical strata that happens, heat floor by floor.
1:21:23
We restacked the building in this graphic to demonstrate how all of that mechanical space stacks up and starts to drive
Lynn Schulman
1:21:31
Right.
1:21:31
The overall height.
1:21:31
Just asking what's the percentage of usable versus the mechanical?
Rob Masters
1:21:34
Yeah.
1:21:35
So the mechanical floors themselves take up 20% of the building.
1:21:39
So 5 of our five of our stories are fully mechanical floors across the building.
1:21:45
And then the height, it's over 50% of the building is mechanical space.
Lynn Schulman
1:21:51
Right.
1:21:51
No.
1:21:51
Understood.
1:21:52
Okay.
1:21:52
Thank you very much.
Kevin C. Riley
1:21:53
Absolutely.
