Speaker Adrienne Adams inquires about the number of units and building layout, with Richard Lobel and Dan Ruzeu providing details on the development plans.

  • The original plan included 125 units, which has been adjusted to 120 units
  • The new design features a larger bulk but shorter building, covering more of the property
  • There's an emphasis on increasing the number of two-bedroom and one-bedroom units while reducing studios
  • The layout aims to provide sufficient space for both the church's sanctuary and community functions
  • The changes were made in response to community feedback for larger units

You know, to invite the children over and make it inviting and something quite frankly that I think the community would welcome even more.
0:26:32
When we start to incorporate everything that we have that's great about our community with something new, I think that's a really good place to start.
0:26:41
My just 2 my 2¢ as they say.
0:26:45
So how did the developer arrive at the number of units for this property?
Richard Lobel
0:26:52
Yeah.
0:26:53
The original number of units was one twenty five.
0:26:56
And so I don't know.
0:26:58
Dan, if you're available, can you talk a little bit to in terms of the size and layout of the units?
Dan Ruzeu
0:27:04
Sure.
0:27:04
So the original build building program looked at an eight story building that covered less of the property than the current development or proposed development does.
0:27:14
COY released us to actually have a lot of flexibility in terms of the way we look at laying out a building on the property.
0:27:24
It allows for what's basically a larger bulk but shorter building.
0:27:30
So we were able to preserve most of the units while actually increasing the bedroom count on every single unit.
0:27:38
That was one of the comments we received, during public review, meeting with the community.
0:27:44
Everybody wanted to see larger units and less, studios are are one bedroom.
0:27:50
So we really pushed on increasing the amount of two bedrooms and one bedrooms and reducing the amount of studios that are being provided.
0:27:58
So so to that end, COI really gave us the flexibility to be able to do that.
0:28:04
And and while laying out the building, we tried to squeeze again as much as possible within the bulk while reducing the height.
0:28:13
And and that's really how we backed into the 120 units while still providing for sufficient space for the church to be able to provide its both sanctuary functions and its community functions.
