The Brownsville NCP project offers a range of affordability levels and unit sizes across the three buildings, with adjustments made in response to community feedback and the City of Yes updates.
- Approximately 70% of units available to households earning up to 60% of Area Median Income (AMI)
- Increased percentage of units in the 40% AMI tier in response to community feedback
- Highest tier set at 70% AMI, as 80% AMI was considered too high by the community
- Mix of studios, one-bedroom, two-bedroom, and three-bedroom units, with 39 units suitable for families
- Eight units set aside for formerly homeless households
- Addition of 14 units due to City of Yes updates, allowing for deeper affordability

So, I described before the project is under the neighborhood construction program and this chart is illustrating the project total and unit mix for all three buildings.
0:13:56
The project was able to add 14 units and one super across the three buildings after the city of Yes updates.
0:14:02
And in response to the c b 16 recommendation for deeper affordability, the project prioritized increasing the percentage of units in the 40% AMI tier.
0:14:12
Approximately 70% of units in the project are available to households earning up to 60% of area median income.
0:14:18
Additionally, based on prior c b 16 and community feedback, we are also keeping the highest tier at 70% AMI since we heard that 80% AMI tier is too high as well.
0:14:32
The three buildings also provide a mix of studios, one bedrooms, and two and three bedrooms as well with 39 being large enough for family size households.
0:14:40
We also have eight units set aside for formerly homeless households in a variety of unit sizes.

This slide just provides a little bit of a unit a project summary.
0:14:52
So after the City of Yes, we were able to add 14 additional units.
0:14:56
So the project is able to have up to 74 units with an additional supers unit across all three.
0:15:01
It is a small scattered site project that is more feasible due to it being together.
0:15:06
And Fifth Avenue Committee has been working for many years to, you know, get this project on its feet and also get to this milestone today.
0:15:13
So we're very excited.
0:15:14
The original project that was proposed was 60 units.
0:15:17
So having these additional units was enabled us to deepen affordability and add more units to the 40% AMI tier.
0:15:25
We also have over 2,000 square feet of community facility or retail space in development Site 1 Mother Gas And Boulevard that we have been actively seeking input on for a tenant.

And we will pass it back to you for comments and questions.

Thank you.
