Development Site 3 on Saint Mark's Avenue is the largest of the three sites, proposing an 11-story elevator building with approximately 48 affordable rental units and one superintendent unit.
- City of Yes updates allowed for an additional five units
- Features an open rear yard of over 1,200 square feet and 16 family-sized units
- Proposes rezoning of the site and surrounding area from manufacturing to R7A district with a commercial overlay
- Rezoning aims to extend goals of the East New York neighborhood plan, making the area more suitable for residential and commercial uses

Saint Mark's Avenue is the largest of the three sites.

It is an 11 story elevator building with approximately 48 affordable rental units and one super unit as well.

It has an open rear yard of a little over 1,200 square feet.

16 units are family size, two and three bedroom units, and we were able to add five more units to this site with the City of Yes.

It's also city owned and vacant.

However, unlike the previous two buildings, we are proposing a rezoning of the site and parts of the surrounding area of the existing manufacturing zoning district to an R 7 a district with the commercial overlay.

So what you see here is an aerial image to the left with our site highlighted red and then the existing zoning map and the proposed zoning map below.

So you can see the area in light gray, is the portion of the East New York is rezoning.

This was analyzed by DCP, and it saw that the manufacturing area was more suitable for residential and commercial uses.

So what we're trying to do is extend off those goals, extending the same portion that was remapped as the R 7 A And C 24 Districts as part of the East New York neighborhood plan.
