Modifications to the 2510 Coney Island Avenue proposal

After discussions with the community and Council Member Vernikov's office, the proposal was significantly modified. The new plan reduces the building to four stories with approximately 26,000 square feet, containing 27 units including 8 income-restricted units. The proposal now complies with R6B zoning district requirements.
- Building height reduced from 11 stories to 4 stories
- Total units decreased from 60 to 27
- Includes 8 income-restricted units under MIH option two
- Parking increased to one space per unit (35 spaces)

As council member Vernikov suggested, after much discussion with the community, the council member's office and stakeholders, the proposed application has been reduced to allow for a four story building with roughly 26,000 square feet, roughly 27 units including eight income restricted units at option two.

And parking spaces for a minimum of one parking space per unit.
