Frank Roman opposes the 'City of Yes' rezoning proposal, citing safety and quality of life concerns.

  • Roman argues there is no lack of vacant commercial space in NYC, making the rezoning unnecessary
  • He says the residential buildings in Queens are not up to commercial standards for fire safety, handicap access, and floor loading
  • Roman believes the increased noise, traffic, and lack of parking from new businesses would be a burden on residents and lower their standard of living
  • He warns the streets and sidewalks in residential areas are undersized to handle the increased traffic flow the rezoning would bring

Hello, Mister Chairman, ladies and gentlemen of the sub committee.
6:42:46
My name is Frank Roman.
6:42:48
And I am a queen's resident and a business owner.
6:42:52
I am an opposed to the city of yes proposition.
6:42:55
Firstly and most obviously, there is no lack of vacant commercial space anywhere in New York City.
6:43:03
And this residential conversion measure is completely unnecessary.
6:43:08
Also, the measure is very dangerous to community residents.
6:43:12
Because the buildings in Queens where these new businesses would be established in existing residential neighborhoods would not be suitable for the commercial use because they have not been built to commercial standards or building or fire safety.
6:43:31
Lack of sprinklers, fire exits, floor loading requirements, and handicap excess would be incompatible with the existing construction.
6:43:41
The noise and traffic would also be a burden to residents and families living in these residential communities.
6:43:47
Will fully expect their sustain their standard of living to be respected and remain peaceful.
6:43:55
Traffic in these neighborhoods would also be negatively impacted, and lower resident standards are living.
6:44:02
They likely would not be adequate parking.
6:44:04
Traffic control devices like stop signs and traffic lights would be inadequate.
6:44:10
To maintain increased flow of traffic.
6:44:13
The streets and sidewalks are also probably undersized to handle these increased flow loads of traffic.
6:44:22
If this new zoning resolution is passed to commit any new commercial uses in residential areas, it would cause chaos in an otherwise peaceful group of neighborhoods throughout New York City.
6:44:37
Thank you for hearing me.
6:44:38
I would like to thank everyone here for their time.
6:44:42
Have a good day.
